Good Care Condition
The main thing we ask is that good care is taken of the cottage and its contents during the course of your stay. We would ask that you leave it as far as possible in as good a state as you find it.

Arrival and Departure

Normal booking dates run Saturday to Saturday. Please arrive after 15:30 and leave by 10:30 on the day of departure. Keys should be collected and deposited at Barco House. Arrival days and times outside of this can be arranged where possible at the time of booking.

Damages and Breakages
We all know that accidents do happen. We would ask that you report any breakages or damage immediately, so that we can sort them out for our next visitors. Please note that major damage or breakages will be charged for.

General conditions
Each cottage sleeps a maximum of 4 people. We can only guarantee parking for one car. The cottages have open staircases and children should be supervised at all times. Please note that no smoking is allowed in the cottages!

Pets
We are happy to welcome well behaved pets but kindly ask that they be kept downstairs and off the sofas, and that you respect the neighbouring properties and future guests by cleaning up outside appropriately!

What is included

One full set of bed linen and towels is provided for each guest at no extra charge. All oil (#1 only), electricity, and a supply of fuel for the living room fire is also included. We provide a basic welcome back with essentials, and the cottage kitchen is equipped with a range of condiments, cloths and other items. Please note Cottage 2 has no separate garden.

Payment Terms
A non-refundable 50% deposit is payable on receipt of your confirmation letter. The balance is due no later than one month prior to arrival. The exact amounts payable will be indicated on your confirmation letter. Please make cheques payable to “Barco House”. Payments by credit/debit card if preferred subject to a handling fee (currently 3.75% for Visa/Access, we waive the fee for Switch!). Receipt available on request.

Cancellations

If you cancel with less than one months notice and we are unable to re-let the cottage, then the full payment amount will be liable. The initial 50% deposit is non-refundable.

Liability
No liability is accepted in respect of loss or damage to any member of your party, car or contents. Whilst every effort is made to ensure that the details included on the website both for the cottage and other local attractions are accurate and up to date, no liability is accepted in the event of subsequent change.

Confirmation of Booking and acceptance of terms
Please note that confirmation of the booking details and agreement to our terms and conditions is binding upon our receipt of your initial deposit. Please therefore ensure that all the details are correct!
